Since the LLR SCREC RPCDS (residential property condition disclosure statement) provides risk management for all involved (e.g., buyers, sellers, brokers, agents) and many of the questions mirror questions contained in commercial disclosure forms and land disclosure forms from other states, and the statutes and SC courts have recognized some of the form’s risk management advantages, perhaps consider using this form in all sorts of real estate transactions to elicit seller information and gain risk management advantages per state law and broker policies and SCR forms (e.g., listing agreements).
