These ads show REALTORS® getting deals closed for their happy-to-close consumers in residential and commercial deals.

Interestingly, the legal and risk management lessons in the ads are clearly demonstrated.

REALTORS® are licensed and experienced in marketing and negotiating deals.

REALTORS® refer consumers to hire and utilize expert professionals for various aspects of each deal.

REALTORS® operating in their sales role but are not inspectors, surveyors, contractors, electricians, HVAC technicians, plumbers, government officials, nor lenders in the deal.

REALTORS® may help to coordinate all the professions and experts involved in a transaction depending on their role and their consumers’ directions and desires.

"Be the source of the sources of information" is the typical phrasing for this REALTOR® effort. REALTORS® who may even know how other professions and experts are likely to operate and opine, should never take on the duties and responsibilities of these other professions and experts. This helps the deal and protects against upset people, bad reviews, ethics filings, license law filings, lawsuits, loss of referrals, etc.

"Stay in your lane" is a good risk management mantra. Let the other experts and professionals stay in their lanes and get the deal closed.

In the NAR ads, the REALTOR® listens to the consumers’ needs and desires in the deal, negotiates the deal with the parties and other agents, and coordinates the professionals and experts desired, and hired by consumers to get the deal closed properly (e.g., government officials for planning and zoning and permitting, electricians, surveyors, inspectors, contractors, HVAC technicians, lenders, and plumbers.
