Beware fake seller scams. Red flags include vacant property, the listing falls into your lap out of the blue, the purported seller seeks limited online communications on their terms, the purported seller wants to use closing services and notaries of unknown quality perhaps overseas, below market list price, desire for a fast cash deal. Alert everyone involved if you see these red flags and investigate. Seek the true owner via other communications channels (e.g. US mail, phone, email). Check neighbors about owners association on the true owner. Try trick questions about the vacant property.
