Thanks to the CCAR Staff and Laura Crowther AE CCAR for their report on how LLR SCREC renewals are being handled in 2026:
"It appears, the Real Estate Commission changed how it is administering renewals post June 30th. Previously, a late fee was placed on the record on July 1 and individuals were able to go online and pay. Now they are requiring a reinstatement form to be submitted to the REC, where it will be reviewed and an invoice will be issued."

Reinstatement
Licensees not renewed by June 30th are now lapsed (S.C. Code § 40-57-110(D))
Lapsed licensees have 24 months from the date of their license expiration to complete Reinstatement.
Lapsed status licensees must submit the following to reinstate:
Step 1: Proof of completed Continuing Education, if applicable
Step 2: Complete the Reinstatement Application
- 6/30/2025 Expiration date Reinstatement Application
- 6/30/2026 Expiration date Reinstatement Application
Step 3: Review the Reinstatement Application Submission Instructions
Step 4: Submit the Reinstatement application via Document submission in the Licensee Portal
Step 5: Once logged in, Document Submission is located in the left-hand menu.
Step 6: Once a completed application is submitted, please allow time for a processor to review the documentation. An invoice will be emailed to you once a processor has reviewed your application. If additional information is needed, the processor will email you.
Licensees will receive an email when the reinstatement has been processed and approved. Licensees may not engage in the practice of real estate until an active license has been issued.
If licenses are not reinstated by June 30th of the 24month Reinstatement period, they will be canceled. (S.C. Code 40-57-110(E))
Individuals with canceled licenses must reapply for licensure (using a paper application) and meet all current requirements for licensure.
