Some SCR forms FAQs from 2/26/25….
SCR504 is not a mandatory addendum to SCR310 contract.
SCR504 is a SCR form that helps when the buyer needs/wants to sell another property prior to buying the subject property.
Most of SCR310 addendums/contingencies could be replaced with a proper due diligence section in SCR310 (e.g., long enough length, reasonable termination fee).
For high-end properties, properties involving lease issues (e.g., long-term, short-term, vacation rental, solar panels, water treatment, security system, property manager), unique properties/parties/situations, etc. consider the parties’ lawyers upfront amending the SCR310 (e.g., escrowing the due diligence termination fee, paid upfront due diligence termination fee, fractional ownership, manufactured housing, cryptocurrency, transactions similar as rent to own deals) and being involved start to finish.
Check with your brokerage about what forms are mandatory for your brokerage (e.g., LLR SCREC, SCR, brokerage proprietary lawyer drafted forms).
SCR has forms training videos on the SCR Youtube Channel and SCR legal FAQs on the screaltors.org website.

Depending on the type of transaction (e.g., residential, commercial, leasing, referral, other), the mandatory forms change.
However, LLR SCREC SCR110 SCDREBR is mandatory for all at first substantive contact and should be properly explained and a copy/e-copy given early and often. LLR SCREC has stated that this must occur before showing.
Under the settlement, unless you are representing the seller in showings via your listing brokerage’s written listing agreement, you must have a proper written buyer agreement (e.g., SCR130) prior to showing (virtual, real world) clearly stating your compensation amount and how you can get paid.
